A viewing checklist for luxury apartments in Chennai
Assess a 3 or 4 BHK luxury apartment in Chennai with a room-by-room checklist for usable space, parking, lifts, maintenance and building documents.
Assess a luxury apartment as both a private home and part of a shared building. Check room dimensions, privacy, lifts, parking and service systems, then review the maintenance records and relevant property documents. A larger BHK count alone does not establish a better layout.
Read the floor plan through your daily routine
Ask for a dimensioned plan before viewing. Mark where beds, dining furniture, wardrobes and work desks would go. A fourth bedroom may add less practical value than a well-proportioned three-bedroom layout with useful storage and a separate work area.
Walk through the sequence from entrance to kitchen, utility and living spaces. Consider where deliveries arrive, where laundry dries and whether someone can work quietly while the household is active. Check how doors open and how furniture would reach the apartment.
Use a room-by-room inspection
Take notes at the property rather than relying on a brochure afterwards. With the owner’s permission, photograph details you want an inspector to assess. Observe the view and privacy from normal standing and seated positions, not only from a camera angle.
Return at another time if light or noise is important to you. A single viewing cannot show every condition. Ask a building professional to inspect issues such as water ingress or cracks rather than trying to diagnose them yourself.
| Space | Check during the viewing |
|---|---|
| Living and dining | Furniture clearances, daylight, glare and privacy |
| Bedrooms | Usable dimensions, storage and noise |
| Kitchen and utility | Ventilation, service access and appliance space |
| Bathrooms and balconies | Visible leaks, drainage and safe access |
| Entrance and circulation | Door widths, steps and furniture movement |
Match the home to the records
Have an independent property lawyer review the transaction documents, and ask a technical professional to compare the home with the relevant approved plan. CMDA’s published planning-permission records can support that investigation. Approval of a plan and the condition of a completed apartment answer different questions.
Keep a document register with the date received, the property it relates to and who has reviewed it. If a material fact changes during negotiation, update the comparison instead of relying on the first brochure.

Make the next viewing more useful
For a shortlist in Adyar, RA Puram, Alwarpet, Nungambakkam or Anna Nagar, use the same inspection sheet every time. Note any requirement that depends on the floor, building or individual unit. Avoid extending one property’s strengths to every apartment in its locality.
Send your required usable spaces, budget band and possession preference with an enquiry. If you request a 4 BHK, explain what the fourth room must do. This makes the search more precise and reduces visits to homes with the right label but the wrong layout.
Your questions, considered.
How should I compare 3 BHK and 4 BHK luxury apartments?
Compare room dimensions, circulation and your actual uses for each space. The bedroom count is a starting filter; it does not replace checking the plan and total usable area.
What should I ask about apartment maintenance?
Ask for recent charges, what they include, significant planned works, relevant outstanding dues and how urgent repairs are managed. Request records rather than relying only on verbal estimates.
